How does the photo service work?The cost of the photo shoot is paid by Co-Host Sardegna. We organize a professional photo shoot of the property and give you advice on how to make the most of your home.

How often will I receive payments?Payments relating to reservations completed during the month will be settled by the 10th of the following month.

How can I protect myself from any damage caused to my property by guests?Co-Host Sardegna offers an agreed insurance that covers expenses deriving from damage caused by guests during their stay. Thanks to the agreements with the partner insurance company, the cost of the policy, paid by the owner, is clearly lower than the market average. For small damages, a security deposit is required, which we request from each guest.

How much can I earn with my property?During the start-up of the accommodation business, we evaluate every aspect of your home, such as location, seasonality, comfort and services offered, to provide you with a real earnings estimate. Let's therefore assume an average daily price and an average occupancy based on the various periods of the year, so as to be able to make a realistic estimate of the possible earnings.

Who takes care of the paperwork?Immediately after signing the contract, Co-Host Sardegna will take care of initiating all the administrative procedures necessary for starting up the accommodation business. We take care of everything.

Who deals with communications with the supervisory bodies?We are the ones who take care of communicating with the Police Headquarters for reporting the names of each guest who is hosted in your facility. We also take care of the collection and payment of the tourist tax.

How does the short-term rental tax work?The Owner remains the owner of the rental relationship with the guests. The owner can choose whether to apply the dry coupon regime (fixed tax rate of 21%) or the ordinary regime (marginal rate based on the income bracket). This choice takes place at the time of the tax return. If the owner is a company, the tax legislation on corporate income will apply.

Where can I monitor the progress of my property, confirmed bookings and expected collections?"Co-Host Sardegna provides owners with a dedicated portal where it is possible to monitor guest data, earnings, the dates on which the property will be occupied and statistics on the progress of the structure. Furthermore, through the portal, the owners can autonomously block some dates in the calendar in order to be able to use their property.
